Texas does not zone properties outside of city limits.

That tract or parcel of land lying and being in the County of Brazoria, State of Texas, and being more particularly described as follows: The surface only of the South fifty feet of Lot 18, Block 17, Section Three (3), River Side Estates, as subdivision in Brazoria County, Texas, according to the Map of Plat thereof recorded in Volume 13, Page 91 of the Plat Records of Brazoria County, Texas reference to which is made for all purposes. This deed is further made subject to the restrictions heretofore filed in Volume 13, Page 91 of the Map Records of Brazoria County, Texas, and those restrictions of Record in Volume 1100, Page 480 of the Deed Records of Brazoria County, Texas, and the ownership hereof is further governed by the rules and regulations now or hereafter promulgated by the River Side Estates, Inc., or its successors and a Vendor’s Lien is specifically reserved to enforce the above described recorded restrictions. This conveyance is further subject to the utility easements as set forth on the above referred Plat and as presently exists upon the ground.
