A-1 Exclusive Farm Use: The purpose of this zone is intended to preserve productive agricultural land for continued agricultural use in compliance with Comprehensive Plan provisions and in compliance with state statutes as a "qualified" farm use zone.
Section 2.02 Permitted Uses. The following uses and their accessory uses are permitted outright:
A. Farm use as defined in ORS 215.203, except the dwelling customarily provided in conjunction with farm use and a use specified in Sections 2.03 and 2.04 of this Article.
B.The propagation or harvesting of a forest product.
C. Utility facilities necessary for public service, except commercial facilities for the purpose of generating power for public use by sale and transmission towers over 200 feet in height.
Nonresidential buildings customarily provided in conjunction with farm use.
* Operations for the exploration of geothermal resources as defined by ORS 522.005.
The breeding, boarding and training of horses for profit.
Section 2.03 Uses Permitted With A Zoning Permit. In the A-1 zone, the following uses and their accessory uses are permitted upon the issuance of a Zoning Permit:
A dwelling customarily provided in conjunction with farm use if the dwelling is on a lot or parcel that is managed as part of a farm operation and meets the criteria set forth in Section 20.14 of this Ordinance; includes a mobile house or a manufactured home.
A dwelling, including mobile house or manufactured home, on real property used for farm use if the dwelling is:
Located on the same lot or parcel as the dwelling of the farm operator; and
Occupied by a relative, which means grandparent, grandchild, parent, child, brother or sister of the farm operator or the farm operator's spouse, whose assistance in the management of the farm use is or will be required by the farm operator.
One mobile home in conjunction with an existing dwelling as a temporary use for the term of a hardship suffered by the existing resident or a relative of the resident.
A replacement dwelling to be used in conjunction with farm use if the existing dwelling has been listed in the County's inventory as historic property as defined in ORS 358.480; includes mobile house or manufactured home.
