RHD (Residential High Density): One one-family dwelling and accessory uses, or one two-family dwelling when the minimum lot size is met. Minimum Lot size: Six thousand square feet, with a minimum width of fifty feet when public sewer utilized. Fifteen thousand square feet, with a minimum width of one hundred feet, when only public water is available and utilized. Three acres, with a minimum width of one hundred fifty feet, when neither public water or public sewer are available or utilized. Smaller lots permitted after county review. Lot 11, Block 35, Modoc Recreational Estates, a subdivision of the County of Modoc according to the Official Plat thereof, filed in Book 2 of Maps in Modoc County Records. This deed is made and accepted upon the Covenants and Conditions set forth in the Declaration of Restrictions, recorded as Document #1751 in Volume 194, Page 140 through 148 of the Official Records in the Office of the Modoc County Recorder, all of which are incorporated herein by reference to said declaration with the same effect as though fully set forth herein.
