R-2-MH (Mixed Conventional Manufactures Housing): Use Permitted: One- or two-family dwellings or manufactured home on permanent foundation system. Eligibility—A manufactured home shall be eligible if it is constructed in accordance with the Mobile Home Construction and Safety Standards, dated June 16, 1976, and was issued a certification label by the U.S. Department of Housing and Urban Development, and has not been altered in violation of applicable codes. Conditions—The manufactured home and the lot on which it is placed is subject to any or all of the same development standards to which any single or duplex resident dwelling on the same lot would be subject, including, but not limited to, setback and side and rear yard requirements, standards for enclosures, access and vehicle parking and architectural requirements imposed on the manufactured home structure itself, exclusive of any requirement for any and all additional enclosures, shall be limited to roofing and siding material. In no case may the planning agency apply any development standards which will have the effect of totally precluding manufactured homes from being installed as permanent residences, based solely on the method of assembly or delivery to the building site.
